Hybrid and decentralised offices: from central building to hub-and-spoke model

The concept of the monolithic headquarters is diluted. What we see now is a constellation of spaces. New trends in architecture point to decentralisation: the main office remains a cultural beacon, but is supported by a network of neighbourhood hubs, coworkings and satellite offices. It is the hub-and-spoke model.

This capillarity changes the programme of needs. By integrating these new hybrid spaces, the design of the hub frees itself from the density of fixed positions. It is no longer a question of "squeezing people in", but of optimising square metres for meetings. Therefore, elements such as natural light, cross ventilation or biophilia are not aesthetic luxuries, but physiological necessities.

But a healthy building must also be intelligent. The integration of technology makes it possible to create smart offices where air conditioning and lighting are adapted to actual use, guaranteeing user comfort without wasting resources. An active design that takes care of people improves motivation; a building that regulates itself improves the bottom line.

Operational and energy sustainability: the nZEB standard

Sustainability is no longer a marketing label but a technical imperative. We are talking about near-zero-energy-efficient office architecture (nZEB). Dynamic facades, green roofs and grey water reuse systems are now the standard.

Here the demands are at their highest. Certifications such as LEED®, WELL™, LEVEL® or B Corp™ are the common language of excellence. Finally, the building transcends its physical function to become a catalyst for human relations. The architectural programme now prioritises meeting areas: multi-purpose auditoriums, indoor plazas and event spaces where corporate culture is lived, not just told.

This is where the concept of "soft" architecture comes into its own. It is about designing flexible environments that allow improvisation and creativity, light structures that adapt to the use of the moment.
